The site at Corea Road is a 40.47-acre coastal property in Gouldsboro, Maine, with existing three-phase power, deeded easements to the ocean, and over 65,000 square feet of building stock. The site is currently zoned and permitted for aquaculture use; a marine industrial or staging use would require its own municipal review, which we raise here rather than after the fact.
Three-phase power is already established on site. Two deeded utility easements run to the ocean. 65,000+ SF of existing building stock — Building 85, the Lot 4 building, and Building 153 — offers waterfront acreage and structure that could support a staging, operations, or crew-support use, subject to a buyer's own engineering and suitability review. The Schoodic Peninsula's position on the Eastern Maine coast places the site within the Gulf of Maine's federal offshore wind development area.
The site is zoned and permitted for aquaculture use today; a marine industrial or staging use would need its own municipal review with the Town of Gouldsboro. Seawater infrastructure between the deeded easements and the shore has not been built. Palom has not commissioned any independent engineering assessment of the site's suitability for offshore wind staging or operations — that would be a buyer's own diligence item.
