— Complete Permit Files. The full DEP, DMR, and Army Corps of Engineers permit documents, agency correspondence, renewal filings, and easement deeds — not summaries, the actual paper, including ACOE renewal history that establishes the regulatory track record.

— Engineering & Site Condition Reports. Building condition assessments, renovation scoping, and the engineering work completed to date on seawater intake and outfall infrastructure, alongside full survey sets and environmental reports.

— Financial & Transaction Terms. Asking price and structure, lot-by-lot versus whole-site purchase options, tax considerations, and appraisal documentation.

Why We Gate This Material

The public side of this site is built to give any serious party enough information to evaluate fit — permitting status, infrastructure, location, and use cases. The data room goes further: it includes commercially sensitive terms, third-party relationships still under discussion, and our internal analysis of regulatory and operational questions a buyer would reasonably want to stress-test before making an offer. We share it selectively, after a mutual NDA, so that conversations can move quickly and candidly once they start.

We describe this property as it is. The buildings need major renovation. The seawater piping is permitted and engineered but not built. The town ordinance currently caps finfish production at 500 tons annually. We disclose these up front because the asset's real value — location, permits, easements, granite ground, community support, and tax incentives — stands on its own.
