The site at Corea Road is a 40.47-acre former U.S. Navy communications station in Gouldsboro, Maine, with three-phase power already established, deeded ocean-access easements, and a remote, low-density coastal location. What the Site Offers

Three-phase electrical service is already on site (Versant Power, BHD territory) — infrastructure that typically takes months and significant capital to bring to a greenfield site. 65,000+ SF of existing building shell (Building 85, the Lot 4 building, and Building 153) provides an envelope without greenfield land-clearing costs. Two deeded utility easements run from the property to the ocean, which may be relevant to cooling-water access, subject to a buyer's own engineering and permitting review. Average temperatures on the Schoodic Peninsula run cooler than most U.S. markets, which can reduce cooling costs for compute-intensive operations.

Maine Regulatory Note

In April 2026, the Maine Legislature passed LD 307, which would have imposed an 18-month moratorium on new data centers with electricity loads of 20 megawatts or more. Governor Mills vetoed the bill on April 24, 2026, and the Legislature's attempt to override that veto failed on April 29, 2026. As of this writing, Maine has no statewide moratorium on data center development. Buyers should confirm current status independently, since this is an active legislative and regulatory area.

What Would Still Need to Be Done

The existing power service was sized for the site's prior communications-station use, not data center load; a buyer should scope its own utility upgrade needs with Versant Power. The site is zoned and permitted for aquaculture use today — a data center use would require its own municipal review process with the Town of Gouldsboro. All buildings require extensive renovation before any operational use.
