The site at Corea Road is a 40.47-acre former U.S. Navy communications station in Gouldsboro, Maine, with three-phase power and large clear-span buildings — conditions that suit indoor vertical farming, greenhouse operations, or specialty crop production. The site is currently permitted for aquaculture use; a CEA use would require its own municipal review.

All buildings require extensive renovation, including roof replacement, before any operational use. The site is zoned and permitted for aquaculture use today; a CEA use would need its own review with the Town of Gouldsboro. No fresh water suitable for large-scale industrial or irrigation use exists on site; groundwater carries naturally occurring elevated gross alpha radiation and is non-potable. A buyer pursuing CEA use should independently scope water sourcing and treatment.
